December on the coast tends to be quieter, but it still tells you what direction the market is heading. In Del/Mar Coastal, the big story to close out 2025 was pretty clear: inventory kept expanding, homes took longer to sell, and prices stayed steady to modestly higher depending on the area.

If you’re reading the room: sales finished the year basically flat (slightly higher), but December itself slowed, and the extra inventory helped ease some of the pressure that’s defined the last few years.

Somerset’s “days on market” number is a good reminder that smaller markets can swing hard month to month. Sussex continues to lead on pricing, and most areas saw homes taking longer to move than last year.

This is the part that explains the “feel” of the market. Pending sales were down, but seller activity wasn’t uniform—Wicomico actually brought more new listings to the table in December.

The big headline here is simple: inventory grew across the region, and that’s what helps a market rebalance. Wicomico’s jump is especially noticeable.

Sometimes the cleanest way to understand the market is to look at home type. Buyers don’t shop “the whole market.” They shop a category that fits their budget and lifestyle.

Townhomes sold a bit more than last year, but the median price was lower—this often points to buyers pushing back on affordability, or a different mix of homes selling.

Condos were steady on closings, but they also carried more supply and longer timelines, which can give buyers extra negotiating room.


What the Outlook Suggests for 2026

Looking ahead, the expectation is that affordability will still matter, and second-home or vacation buyers may hesitate if economic uncertainty stays high. Even so, the region is projected to see some sales gains and continued inventory expansion, with supply trending back toward 2019-level conditions by the end of the year.

Del/Mar Coastal didn’t finish 2025 with fireworks—it finished with something more useful: clarity. More inventory, longer selling timelines, and modest pricing are signs of a market normalizing. For buyers, that usually means more choices and fewer pressure-cooker decisions. For sellers, it means pricing and presentation matter again—and the best results go to the listings that feel honestly positioned from day one.
