December on the coast tends to be quieter, but it still tells you what direction the market is heading. In Del/Mar Coastal, the big story to close out 2025 was pretty clear: inventory kept expanding, homes took longer to sell, and prices stayed steady to modestly higher depending on the area.

Somerset’s “days on market” number is a good reminder that smaller markets can swing hard month to month. Sussex continues to lead on pricing, and most areas saw homes taking longer to move than last year.

The big headline here is simple: inventory grew across the region, and that’s what helps a market rebalance. Wicomico’s jump is especially noticeable.

Condos were steady on closings, but they also carried more supply and longer timelines, which can give buyers extra negotiating room.
What the Outlook Suggests for 2026
Looking ahead, the expectation is that affordability will still matter, and second-home or vacation buyers may hesitate if economic uncertainty stays high. Even so, the region is projected to see some sales gains and continued inventory expansion, with supply trending back toward 2019-level conditions by the end of the year.
